Home Maintenance Checklist

Use this checklist to keep track of the regular maintenance of one of your most important investments!

 

Foundation - Masonry - Exterior
___ Check foundation walls, floors, concrete, and masonry for cracking, heaving or deterioration.
___ Check chimneys for loose, deteriorated, or missing mortar.
___ Check grading for proper slope away from foundation walls.
___ Check basement and crawl space for moisture or leakage after wet weather.
___ Check all wood surfaces for weathering.
___ Check all decks, patios, porches, stairs and railings for loose pieces and deterioration.
___ Check foundation and attic vent screens for damage.
___ Cut back and trim all vegetation from structures.
___ Inspect exterior paint for cracking and wear.
   
Roofs
___ Check for any missing, loose or damaged shingles.
___ Check for open seams, blisters or bald areas on flat roofs.
___ Check gutters, strainers and downspouts. Make sure dounspouts divert water away from the foundation walls.
___ Check for any evidence of water penetration in attic and ceilings after wet weather.
___ Check flashings around all surface projections and sidewalls.
___ Trim back all tree limbs and vegetation away from roof.
___ Check antenna supports for possible leak source.
___ Check fascia and soffits for deterioration and damage.
___ Check attic for water damage, birds, rodents.
   
Doors and Windows
___ Check for loose or missing glazing putty.
___ Check caulking for deterioration of all openings and joints between wood and masonry.
___ Check weather stripping.
___ Check for broken glass and damaged or missing screens.
___ Check all windows and hardware.
   
Plumbing
___ Check all faucets, hose bibs and supply valves for leakage.
___ Check for evidence of leaks around and under sinks, showers, toilets and tubs.
___ Check water heater for leaks and corrosion.
___ Check lawn sprinkler system for leaky valves and exposed lines.
___ Have the septic tank cleaned every two (2) years.
___ Have well water checked for safely.
___ Know the location of the main water shut-off valve.
   
Heating and Cooling
___ Clean and change furnace filters every three (3) months of operation.
___ Lubricate fan and motor bearings.
___ Check fan belt tension.
___ For steam checks, check shut-off valve for leaks and drain lower water cut-off per manufacturer’s instructions.
___ Keep area clean around heating and cooling equipment.
___ Have system serviced annually.
   
Electrical
___ Periodically check exposed wiring and cable. Replace at first sign of wear and damage.
___ Check all lamp cords, extension cords and plugs for damage and wear. Replace as necessary.
___ Trip circuit breakers every six (6) months and ground fault interrupters monthly to insure proper protection.
___ Check Ground Fault Interrupters every six (6) months.
___ Learn location of electrical service panels and label each circuit. If fuses blow, circuit breakers trip frequently, or any appliance sparks or shorts out, contact a licensed electrician for repairs.
   
Interior
___ Check ceilings and surfaces around windows for evidence of moisture during wet weather.
___ Check all tile joints for adequate grout.
___ Check caulking around showers, bathtubs, sinks and toilet base.
___ Check ceiling areas beneath bathroom for leakage.
___ Check all stairs and railings for any loose pieces.
___ Test all smoke alarms periodically per manufacturers instructions.
___ Check all fire and safety systems regularly.
___ Know the location of all gas-shutoff valves.
